A comprehensive renovation of a four-level senior living facility in Ladner, Delta, delivered by Hilson Construction as general contractor while residents remained in the building. The program covered resident amenity spaces, dining, corridors, washrooms, offices and back-of-house areas across approximately 130,000 sq. ft.
The need
Augustine House, a senior living facility in Ladner, Delta, needed a major renovation across all four levels of its approximately 130,000 sq. ft. building without moving residents out. Kitchens, dining rooms, corridors, washrooms, laundry, offices and the amenity spaces residents use every day all needed upgrading, and daily operations, resident safety and comfort had to continue throughout.

What made it demanding
Every area in scope was in use by residents or staff. Work in corridors, dining rooms and washrooms could not close those spaces for extended periods, and the renovation had to respond to existing building conditions found along the way as well as the facility’s daily routines, from meal service to housekeeping.
How Hilson delivered
Hilson planned the renovation in detailed phases, sequencing each area around existing conditions and ongoing facility activities so residents always had safe access and a functioning building. Stringent safety measures and continuous site coordination with facility staff kept the work contained. A significant portion of the program was directed at revitalizing lounges, billiard rooms, libraries, coffee areas and other communal spaces so residents gained more comfortable, functional and welcoming places to gather.
What was delivered
The renovation was delivered while Augustine House remained occupied and fully operational, without compromising quality or continuity of operations. For senior living operators, care providers and facility managers, this project is Hilson’s clearest example of managing a large-scale construction program inside a sensitive, occupied environment.
