The need
Alexander College needed a modern, functional post-secondary environment built out in a commercial building in Metro Vancouver, including specialized chemistry laboratories alongside general teaching, study, office and amenity space. The build-out had to serve students and faculty for years to come, so durable materials and properly engineered building systems mattered as much as the visible finishes.

What made it demanding
Laboratory space carries requirements that ordinary classroom fit-outs do not. The chemistry labs needed stainless steel ducting and fume hood systems integrated with the building’s HVAC, plumbing and mechanical services to meet the facility’s operational, safety and performance requirements. Across a two-year construction period, that specialized infrastructure had to be coordinated with the trades finishing classrooms, offices and common areas around it.
How Hilson delivered
Hilson managed the project as general contractor, coordinating the mechanical, electrical, millwork, glazing and finishing trades so that laboratory systems, ceilings, lighting and finishes came together as one integrated program. Custom millwork and furniture, aluminum and wood finishes and glazing were detailed to suit each type of space, from library shelving to office fronts and classroom door assemblies.
What was delivered
The completed tenant improvement gives Alexander College a contemporary learning environment of approximately 32,000 sq. ft. that combines durable materials, specialized laboratory systems and carefully integrated finishes. For colleges, universities and private education providers, it shows Hilson delivering a large, multi-year education fit-out that includes technical lab infrastructure, not only classroom finishes.
